A Unique Condo Sale at 301 Prudential Drive
I was thrilled when Marion, an associate Realtor from Oakville, asked if I’d be willing to help her clients, Bill and Ann, with the sale of their long-time investment property. Bill, a retired physician, and Ann, a dedicated radiologist, have made Oakville their home. For decades, they owned a condo at 301 Prudential Drive #1701 in Scarborough, which was occupied by tenants who called it home for over 20 years. But when those tenants decided it was time to transition into a senior living community, Bill and Ann saw an opportunity to finally let go of this property.

The condition of the property would make it challenging to rent again, let alone sell, without signi ficant work. But Bill and Ann weren’t keen on navigating a renovation. Given the condo’s state, I reached out to a few of my trusted contractors to get a sense of the costs and timelines for a complete renovation. The estimate came in at around $60,000–$80,000, with a turnaround time of about six weeks.
Between the costs, the logistics of condo renovations, and permissions from the condo board, it was clear that a full renovation wasn’t the right choice for them.
Instead, we chose a different path—selling the property “as-is”; at an attractive price of $325,000, leaving room for buyers or investors to see the potential in making it their own. With the current state of the condo market, we knew it could be a bit of a gamble, but the interest in the unit surprised us all. We held nine showings, and in just seven days, the condo sold for $340,000—above the asking price! Considering the market and the condo’s condition, this result was remarkable.
