Senior Real Estate Agent in Vaughan

If you’re a senior thinking about your next chapter, a baby boomer planning a few years ahead, or an adult child helping a parent through a big move, you already know this isn’t an ordinary real estate decision. There’s a family home full of memories, important financial choices to make, and often several family members who all want to get it right. It deserves more than a standard approach — and more than a standard agent.

My name is Lisa Sinopoli. I was born in Toronto and have called Vaughan home since 1982. I’ve been a licensed real estate professional for over 35 years, and I hold the Certified Professional Consultant on Aging® (CPCA) designation. I work with seniors and their families throughout Vaughan, York Region, Toronto, and the GTA to buy, sell, and downsize — with patience, clarity, and care. I’m also a fluent Italian speaker, and many of the parents and grandparents I work with appreciate being able to talk through such an important decision in Italian.

Why Seniors and Their Families Benefit From a Specialized Agent

Selling or buying a home later in life simply isn’t the same as any other transaction. There’s often deep emotional attachment to a long-time family home. There may be health or accessibility considerations shaping what the next home needs to be. Sometimes an estate is involved, with executors, lawyers, and siblings who all need to be kept informed. And through all of it, the home being sold is usually a senior’s most valuable asset — which means the decisions along the way really matter.

That’s why I invested in earning the Certified Professional Consultant on Aging® (CPCA) designation. Very few real estate agents in Ontario hold any senior-focused designation at all. In plain terms, the CPCA means I’ve completed specialized training in the financial, emotional, and lifestyle realities of aging — not just the real estate side. It helps me understand what my senior clients are actually experiencing, anticipate the questions before they’re asked, and guide each family with the sensitivity these transitions deserve.

CPCA professionals also follow a specific code of professional responsibility. To me, that accountability matters. When you or your parents are trusting someone with a lifetime’s worth of equity and memories, you should know exactly what standard your agent is held to.

Real Estate Services for Seniors in Vaughan & the GTA

Every client’s situation is different, so I begin every relationship the same way: by sitting down with you (and your family, if you’d like) to understand your needs, your timeline, and your goals. From there, my services generally fall into three areas.

Selling Your Home

For most seniors, selling means saying goodbye to a home they’ve lived in for decades — sometimes the home their children grew up in. I approach every sale with that in mind. My job is to protect your equity and make the process feel manageable: developing the right pricing strategy, preparing and marketing the home properly, negotiating strongly on your behalf, and handling every detail from listing to closing.

Two things come up often with my senior sellers. The first is renovations — and the good news is you usually don’t need them. Many of my clients sell as-is, and I’ll give you honest advice about which small improvements are genuinely worth doing and which aren’t. The second is estate sales. When a family is selling a home on behalf of a parent or a loved one who has passed, I work closely with executors, estate lawyers, and family members to keep the process respectful, transparent, and as smooth as possible.

Buying Your New Home

Finding the right new home at this stage of life is about more than square footage. Together we’ll look at what actually fits your day-to-day: a bungalow with everything on one level, a low-maintenance condo or apartment, closeness to family, healthcare, shopping, and community. Having grown up here, I know Vaughan’s neighbourhoods — Woodbridge, Maple, Kleinburg, Concord, Thornhill, and Thornhill Woods — the way only a longtime resident can, and I help clients find the right fit across York Region and the GTA.

For some clients, the next step isn’t a traditional home at all. If a retirement residence or senior lifestyle community is the right direction, I’ll connect you with experienced senior living consultants and help you evaluate the options with confidence.

Downsizing Support

Downsizing is where everything comes together — selling the family home, finding the new one, and managing the move in between. When you list your home with me, you gain access to my Senior Downsizing Program and my carefully vetted network of senior-focused professionals: movers who specialize in senior transitions, downsizing experts and organizers, senior living consultants, and trusted legal and financial professionals.

I’ve put together a full step-by-step guide to how the downsizing process works, from first conversation to moving day.

Support for Adult Children Helping Their Parents

If you’re helping mom or dad through a move, you’re not alone — and you don’t have to figure it out by yourself. Many of the families I work with include adult children coordinating from another city, balancing siblings’ opinions, and simply wanting to do right by their parents.

I act as a calm, steady guide for the whole family. That means clear and frequent communication, patience with every question, and absolutely no pressure on anyone. My goal is for your parents to feel respected and in control of their own decisions — and for you to feel confident that someone experienced is looking out for them.

Why Vaughan Seniors Choose Lisa Sinopoli

My passion for working with seniors is personal. Growing up, my Nonna was the most influential person in my life, and I was fortunate to live with her for most of my adult life. She taught me to deeply respect our seniors — and to protect them. I bring that same protective instinct to every client I serve.

Professionally, here’s what I bring to the table:

  • More than 30 years as a licensed real estate professional in Vaughan and the GTA
  • Certified Professional Consultant on Aging® (CPCA), Seller Representative Specialist (SRS), and Accredited Buyer’s Representative (ABR) designations
  • RE/MAX Lifetime Achievement (2026), 2024 Re/Max Hallmark Top 47 Agents and 2017 Re/Max Hall of Fame Inductee
  • Raised in Vaughan, with decades of local knowledge
  • Fluent Italian speaker, proudly serving Vaughan’s diverse communities

My clients — especially seniors and long-time homeowners — often tell me the same thing: the process felt calmer than they expected.

What Families Say About Working With Me

“I was searching for a real estate agent that deals with seniors and came across Lisa… Having to move my mother into a retirement home was stressful enough… Lisa made the whole process easy and stress-free. She had no problems waiting to put the condo on the market until my mother was settled in her new home so we would not have people coming in and out while my mother was there. Lisa explained everything to my mother, wife and I with patience and compassion.”

— Shari L., moving a parent into a retirement residence

“My parents had reached that stage where they could no longer remain in their large home. Lisa was extremely sensitive, attentive and professional in dealing with them in this rather intimidating time. She took care to keep both them and myself in the loop on what was going on…”

— Eugene Natale, helping parents downsize

“When Mom made the decision to sell our family home after Dad’s passing, it was a very emotional and sad situation. We needed someone who would be able to be compassionate, understanding and understand the value our home was to us… Lisa was a perfect choice, her compassion, support, love, her honesty and communication with us made the choice easier.”

— Connie Bonofiglio, selling the family home after a parent’s passing

FAQ

What is a senior real estate agent?

A senior real estate agent specializes in helping older clients and their families with real estate decisions — selling a long-time home, buying a more suitable one, downsizing, or handling an estate sale. Beyond the transaction itself, it means understanding the emotional, financial, and family dynamics that come with moving later in life.

What does the CPCA® designation mean?

The Certified Professional Consultant on Aging® (CPCA) is a professional designation focused on the needs of older Canadians. It involves specialized training in the financial, health, and lifestyle realities of aging, along with a code of professional responsibility. Very few real estate agents hold a senior-focused designation, which is why I pursued it.

Do you only work with seniors?

No. While seniors and downsizing are my specialty, I work with buyers and sellers of all ages across Vaughan, York Region, and the GTA — first-time buyers, growing families, and investors included.

Do you help with estate sales?

Yes. I regularly help families sell a home as part of settling an estate. I work with executors, estate lawyers, and family members with care and discretion, keeping everyone informed so the sale proceeds as smoothly as possible during a difficult time.

Can you help my parents if I live outside Vaughan or the GTA?

Absolutely. Many of the adult children I work with live in another city or even another country. I keep families updated with clear, regular communication so distance never gets in the way of good decisions.

What’s the difference between downsizing and simply selling?

Selling is one step; downsizing is the whole journey — selling the current home, finding the right new home, and managing the move and everything in between.

How do you make sure my parent doesn’t feel pressured to sell?

Your parent sets the pace. I explain each step in plain language, give them time to think things over, and never push for a listing date. Some families meet with me more than once before deciding, and some decide to wait. That’s always okay.

How do you keep adult children informed while my parent stays in charge?

With your parent’s permission, I include family members in our meetings and send updates by phone or email to whoever needs them, including family living outside Vaughan. The decisions stay with your parent, or with the person legally authorized to act for them.

Can you help with decluttering, movers and repairs before the sale?

Yes. I’ll connect you with trusted downsizing specialists, organizers, movers and trades from my network, and I’ll tell you honestly which repairs are worth doing before listing and which aren’t. I stay in touch throughout, so the timing of the sale, the cleanup and the move all line up.

Can my parent move out before the home goes on the market?

Yes, and it’s often easier on everyone. Listing after your parent has settled into their new home means no showings while they’re still living there, and the house can be prepared and photographed at its best.

What if my parent can’t sign the paperwork themselves?

If your parent has given someone power of attorney for property, that person can usually sign on their behalf. I’ll work with your family and your real estate lawyer to make sure the right documents are in place before we list. If there’s no power of attorney yet, I’d suggest speaking with a lawyer first, and I’m happy to recommend one.

Will I be working with you or with a team member?

With me. I don’t have a team or assistants, so there’s no hand-off. From our first conversation to closing day, I’m the person you call, the one at your appointments and the one keeping your family updated.

What areas do you serve?

I serve all of Vaughan — including Woodbridge, Maple, Kleinburg, Concord, Thornhill, and Thornhill Woods — as well as York Region, Toronto, and communities throughout the GTA.

Are you and your siblings ready if your parents get into an emergency?
