Why The Winter Is A Great Time To List Your Home

The middle of the winter is a great time to list your home for sale.

 

While many people wait until the spring to list their home when the big selling rush begins, why not list it during the winter when there’s less competition and a better chance for your listing to get noticed by buyers?

 

Case in point.

 

I recently listed a great home for sale in the Thornhill Woods area of Vaughan, the community is known as “Patterson” in the Dufferin and Rutherford area. It’s a nice little community with young families, lots of shopping and good schools close by.  The home was listed on Wednesday January 15, 2014.

The owners of the home were hoping for a quick sale, though were a little concerned about listing the home in the dead of winter, especially with the crazy winter we’ve been having so far.

The home was built in 2007, featured a perfect floor plan with 3 bedrooms, a main floor family room with a beautiful electric fireplace and it had a professionally finished basement. I knew it would be a great fit for a young family as it was in walking distance to a great park as well as a community centre.  It was also just a few minutes drive to the Go Train, Highway 407 and Highway 400.

To generate some quick buzz, I emailed over a thousand people in my database to let them know a great family home was about to come onto the market in Thornhill and to pass it on to anyone they know that might be interested.  I also broadcasted the the listing to my Facebook and Twitter connections, asking them to spread the word.

When we listed the home, there was really only one other comparable property for sale in the area. We were priced at $569,900 and scheduled an open house for Sunday January 19 2-4. I knew when we listed that we would get activity, but I couldn’t believe the response we got as soon as the property was officially listed.

Within the first 3 days, there were a total of 58 showings that took place, with a total of 4 offers. The offers were scheduled for Saturday January 18, and we were successful in selling the home for more than asking! The open house we had planned was cancelled and everybody celebrated the lightning quick sale.

For anyone that says that the winter isn’t a good time to sell, I say “Au Contraire”, the winter is the perfect time to list your home!  Less homes on the market, serious buyers and a chance to really get your home get noticed are great reasons to list your home in the winter.
