Family Friendly
Sonoma Heights
- West side of Vaughan
- Between Forest Fountain Drive and Humber River, below Kleinberg
- Neighbours are primarily young families
- Strong community feel
- Several outdoor and indoor activities at Sonoma Heights Community Park and Boyd Conservation Park, as well as Al Paladino Recreation Centre
- Mostly detached homes with semis and townhomes
Vellore Village
- Planned community neighbourhood
- Great for young families and first time home buyers
- Mostly families of mixed ages
- Centered around school: St. Clare of Assisi
- Many parks and community activities, particularly at Vellore Village Community Centre
- Slightly more expensive on average than Sonoma Heights (compared to Vaughan average)
- Just across Sonoma Heights to the East of Kortright Centre for Conservation
East Woodbridge
- Wonderful mix of homes – ultra-luxury to detached family homes
- Lots of ravines, trees – great scenery and hiking opportunities
- For families and young professionals alike – laid back community
- Especially for families looking for bigger lots
- Located just west of 400
Ultra-Luxury Properties
National Estates
- West of 400, built right around National Golf Club (nothing says luxury more than Golf Club Living!)
- Some of the most expensive homes in Vaughan but also most luxurious
- Unique structures/architecture too – no Legoland here
- Neighbours are primarily made of top level management, CEOs, developers, and very wealthy
- Great for those looking for status, space and big lots
Kleinberg
- Northern part of Vaughan, west of 400
- Neighbourhood of affluent families, executives and wealthy
- Old charm and luxury – many heritage homes (built in 1800s)
- Very quaint and charming neighbourhood
- ‘village’ downtown
- McMichael Art Gallery
- Kortright Centre for Conservation
- Only detached homes – large properties and large lots
- Modern luxury with quaint old charm
Mackenzie Ridge – Ambassador Hills
- Located in northern part of Maple along Dufferin St.
- Neighbourhood is mostly well to do families – doctors, executives, high-end professionals etc.
- Huge lots and properties
- Great green scenery with woods and trails throughout
- Not good for budget conscious, quite expensive
- Great if you have the budget for space and quiet living
High-End Neighbourhoods
Weston Downs
- West of 400 between Longstaff Road and 73
- This is a ‘move up’ neighbourhood – not for first time home buyers and budget conscious
- This is the next step of home ownership
- Family neighbourhood with professionals and entrepreneurs
- Great shops and restaurants
- Detached homes – large lots
- Immaculately maintained
Woodbridge Highlands
- Situated just north of downtown Woodbridge and south of Sonoma Heights
- Mix of families but this is a high-end, move-up neighbourhood
- Families are professionals and business owners
- Reap the benefit of beautiful scenery and hiking trails from nearby conservation area (Boyd) and Humber River – trees, trails etc.
- Large, detached homes
Great Value
Columbus Trail
- Warm, family friendly neighbourhood, north part of Maple
- Close to Canada’s Wonderland – great for families but be wary of traffic congestion
- Great value, especially compared to rest of Vaughan
- Family community with varying ages and cultures
- Mix of detached homes, semis and townhomes
Maple Highlands
- Great value, extension of Maplewood Ravines at Kirby and Keele
- More modest homes but still great variety of detached and semis, bungalows
- Families of all backgrounds, different professions etc.
- Great for first time buyers and those looking to move up
- Not the greatest for commuters though
Seniors, Retirees and Empty Nesters
Downtown Woodbridge
- Historic and active neighbourhood
- Mix of empty-nesters and young professionals
- Great scenery with trees and quaint shops
- Lots of community-focused shops and quaint ‘village’ area
- Condos and townhomes, not much for larger homes and space
- Convenience all in one area
- Great for downsizing
Gates of Maple
- Older family neighbourhoods – mostly older families and empty nesters
- Almost entirely detached homes but small area of new condos and townhomes built
- Keele and Major Mackenzie
- Community activities at Maple Community Centre
- Access to the Keele Street TTC bus
West Woodbridge
- Currently a mixed-age community, mostly retired but new wave of young families coming in to renovate
- Tranquil, peaceful community
- Lots of small shops, bakeries to enjoy
- Some semis but primarily detached homes
- Includes Villa Giardino Condos, which cater to 55+ residents, have active social events and convenient bus shuttles to local amenities such as grocery stores and doctor’s offices
Young Professionals
Downtown Woodbridge
- Historic and active neighbourhood
- Mix of empty-nesters and young professionals
- Great scenery with trees and quaint shops
- Lots of community-focused shops and quaint ‘village’ area
- Condos and townhomes, not much for larger homes and space
- Convenience all in one area
- Great for downsizing
Maple Landing
- Located close to Canada’s Wonderland and Vaughan Mills
- Also close to Maple GO – great central location
- Going to be close to new Subway
- Active, vibrant community and lifestyle – keep noise from Wonderland in mind though
- Mix of families and young professionals
- Particularly note the Bellaria condos
Commuters
Dufferin Hill
- Close to Rutherford GO – great for those commuting downtown
- Mix of families
- Detached, semis and townhomes
- Basement apartments are common as well – family and rent
- Great value
Maple Landing
- Located close to Canada’s Wonderland and Vaughan Mills
- Also close to Maple GO – great central location
- Active, vibrant community and lifestyle – keep noise from Wonderland in mind though
- Mix of townhomes, semis and Bellaria Condos
- Mix of families and young professionals
Active Living
Mackenzie Glen
- Built around Mackenzie Glen Park
- Based on an active, outdoor community
- Tons of trails and hiking opportunities
- Mix of families – great for first-timers, moving up
- Detached, semis and townhomes
- Warm, friendly neighbourhood – parks, playgrounds, splash pads etc. very welcoming
New Builds, Renovators and Fixer Uppers
Old Maple
- One of the older communities with lots of historic features and heritage homes
- Quaint, character
- 1950s homes are quickly taking on the tear down, rebuild trend and renovations
- Big lots allow for this – much like older Oakville neighbourhoods doing the same
- Neighbours are mix of older residents and the newcomers coming in for new builds
- Not for budget conscious though
- Major Mackenzie and Keele (SW)
