If you’re a senior thinking about your next chapter, a baby boomer planning a few years ahead, or an adult child helping a parent through a big move, you already know this isn’t an ordinary real estate decision. There’s a family home full of memories, important financial choices to make, and often several family members who all want to get it right. It deserves more than a standard approach — and more than a standard agent.

My name is Lisa Sinopoli. I was born in Toronto and have called Vaughan home since 1982. I’ve been a licensed real estate professional for over 35 years, and I hold the Certified Professional Consultant on Aging® (CPCA) designation. I work with seniors and their families throughout Vaughan, York Region, Toronto, and the GTA to buy, sell, and downsize — with patience, clarity, and care.

Why Seniors and Their Families Benefit From a Specialized Agent

Selling or buying a home later in life simply isn’t the same as any other transaction. There’s often deep emotional attachment to a long-time family home. There may be health or accessibility considerations shaping what the next home needs to be. Sometimes an estate is involved, with executors, lawyers, and siblings who all need to be kept informed. And through all of it, the home being sold is usually a senior’s most valuable asset — which means the decisions along the way really matter.

That’s why I invested in earning the Certified Professional Consultant on Aging® (CPCA) designation. Very few real estate agents in Ontario hold any senior-focused designation at all. In plain terms, the CPCA means I’ve completed specialized training in the financial, emotional, and lifestyle realities of aging — not just the real estate side. It helps me understand what my senior clients are actually experiencing, anticipate the questions before they’re asked, and guide each family with the sensitivity these transitions deserve.

To me, that accountability matters. When you or your parents are trusting someone with a lifetime’s worth of equity and memories, you should know exactly what standard your agent is held to.

Real Estate Services for Seniors in Vaughan & the GTA

Every client’s situation is different, so I begin every relationship the same way: by sitting down with you (and your family, if you’d like) to understand your needs, your timeline, and your goals. From there, my services generally fall into three areas.

Selling Your Home

For most seniors, selling means saying goodbye to a home they’ve lived in for decades — sometimes the home their children grew up in. I approach every sale with that in mind. My job is to protect your equity and make the process feel manageable: developing the right pricing strategy, preparing and marketing the home properly, negotiating strongly on your behalf, and handling every detail from listing to closing.

Two things come up often with my senior sellers. The first is renovations — and the good news is you usually don’t need them. Many of my clients sell as-is, and I’ll give you honest advice about which small improvements are genuinely worth doing and which aren’t. The second is estate sales. When a family is selling a home on behalf of a parent or a loved one who has passed, I work closely with executors, estate lawyers, and family members to keep the process respectful, transparent, and as smooth as possible.

Buying Your New Home

Finding the right new home at this stage of life is about more than square footage. Together we’ll look at what actually fits your day-to-day: a bungalow with everything on one level, a low-maintenance condo or apartment, closeness to family, healthcare, shopping, and community. Having grown up here, I know Vaughan’s neighbourhoods — Woodbridge, Maple, Kleinburg, Concord, Thornhill, and Thornhill Woods — the way only a lifelong resident can, and I help clients find the right fit across York Region and the GTA.

Downsizing is where everything comes together — selling the family home, finding the new one, and managing the move in between. If you’re helping mom or dad through a move, you’re not alone — and you don’t have to figure it out by yourself. Many of the families I work with include adult children coordinating from another city, balancing siblings’ opinions, and simply wanting to do right by their parents.

I act as a calm, steady guide for the whole family. That means clear and frequent communication, patience with every question, and absolutely no pressure on anyone. My goal is for your parents to feel respected and in control of their own decisions — and for you to feel confident that someone experienced is looking out for them.

What is a senior real estate agent?

A senior real estate agent specializes in helping older clients and their families with real estate decisions — selling a long-time home, buying a more suitable one, downsizing, or handling an estate sale. What does the CPCA® designation mean?

The Certified Professional Consultant on Aging® (CPCA) is a professional designation focused on the needs of older Canadians. It involves specialized training in the financial, health, and lifestyle realities of aging, along with a code of professional responsibility. Very few real estate agents hold a senior-focused designation, which is why I pursued it.

Do you only work with seniors?

No. While seniors and downsizing are my specialty, I work with buyers and sellers of all ages across Vaughan, York Region, and the GTA — first-time buyers, growing families, and investors included.

Do you help with estate sales?

Yes. I regularly help families sell a home as part of settling an estate. I work with executors, estate lawyers, and family members with care and discretion, keeping everyone informed so the sale proceeds as smoothly as possible during a difficult time.

Can you help my parents if I live outside Vaughan or the GTA?

Absolutely. Many of the adult children I work with live in another city or even another country. I keep families updated with clear, regular communication so distance never gets in the way of good decisions.
