Some listings can be a surprise but I always trust that doing your listing homework pays off. Boy, did it pay off on 81 Sylwood!

It’s important for me to share this listing, especially with the anxieties of current housing market. While there was an element of luck to this great sale (a house with great finishings and an even better location), I can’t stress enough what a difference it makes to invest in your home and go for that ‘wow’ factor.

Marty and Robin began their process way back in March, when they started to slowly downsize their possessions. The couple was ready for an early retirement and purchased Marty’s dream bungalow just outside London, Ontario.

I actually met Robin several years earlier at a spinning studio (you never know where you’ll meet clients!) and we’ve been friends ever since. It was a natural move to work together when they decided to downsize.

Short-Term Value:

When I came on the scene, the house was already in great shape, but I am a firm believer in going all in. You have to invest for the return you want back, so I explore every avenue available: staging, professional cleaning, painting – you name it.

For 81 Sylwood, we steam cleaned the carpets, brought in a staging expert, painted the main rooms and cleaned the windows. We even had the stager come in one more time to make sure everything was photo ready.

Long-Term Value:

As the original homeowners, Marty and Robin lived at 81 Sylwood for close to 20 years. They did their share of renovations to keep their home at full market value.

The most valuable upgrades were to the finished basement, which includes a sauna, and the kitchen. Both offer awesome spaces for entertaining and are big visual sells for potential buyers. That was a really smart investment in terms of ROI.

Marty and Robin also added new decking and landscaping to the property to increase their curb appeal. Another smart move to sell their home at full potential.

Neighbourhood Value:

Some of the biggest value with their property was the location. A great neighbourhood increases a home’s value dramatically and that gave 81 Sylwood a big advantage.

Sylwood Crescent, in the Maple Landing neighbourhood, is right in the heart of major Vaughan hotspots and amenities. GO Stations, Vaughan Mills, Canada’s Wonderland, Fortino’s, the 400, 407, and new subway extensions are just a short distance. This directly translates into the home’s price tag.

So does doing your listing homework all pay off? Well, we sold over asking with only 2 days on the market. We listed at $998,000 and sold for $1,050,000. That result is exactly what I aim for when I invest in getting a home ready for selling. I’d call that a success!
