Getting a home ready for sale is exciting as it means you’re one step closer to moving into a new property and embracing the opportunities that come with it. When maximizing a home’s value for walk-throughs by potential buyers, home staging can take your interior to the next level and increase its value.

Why is Home Staging Important?

While it might be tempting to ignore staging, the decorating process presents your property in the best light possible to attract potential buyers. It can speed up a sale, thus increasing the property value.

Successful staging ensures that the standout features of the home take center stage within each room. These may include a stunning fireplace, expansive kitchen island, or sleek modern hardwood floors, to name just a few examples.

We hired a professional stager, Sandra, from Fab Places & Neat Spaces, who provided valuable insight into how to showcase the condo’s space and features effectively. Sandra advised us on what items to remove, rearrange, or add to create a visually appealing environment that would resonate with potential buyers. Sandra took charge of the staging process, handling all the necessary tasks, including decluttering, rearranging furniture, and adding decorative elements. Additionally, we ensured the condo underwent a professional deep cleaning to enhance its overall presentation.

To maximize the sale price, we presented the home at its best. When it looks clean, it’s more attractive to buyers as there’s less work to do upon move-in and they can visualize themselves living there.

What a Difference Home Staging Makes

Home staging is so much more than prettying up a house. There’s a genuine science behind it. Professionals don’t just pick a random colour they think would look nice. Every decision is based on studies that show what factors influence buyers most and the most common perceptions.

To sell a home, the sellers, agent, and home stager, must create an environment that potential buyers can envision themselves in. Part of this is, as sad as it may seem, taking you out of it. Visible household items and family photos are the first thing put away during showings. It’s hard for someone to picture a property as their new home when it’s still so clearly someone else’s.

Staging a house can provide a subtle change, or it can be a complete transformation like this condo shown below. The condo needed some fresh updates and decluttering to maximize its market value.

Already a gorgeous condo with plenty of desirable space, I just hired Sandra to take it up another notch.

To emphasize the ample countertop room, we removed all items from the counters, save for a few decorative pieces. The idea was to get rid of clutter, by going minimal, showing off just how much space there was. What we did put on the counter was some brightly covered décor (green pears) to bring the eye immediately up to that counter.

For some perspective, here’s the kitchen before staging. Take note of how much brighter the space looks, along with how much more open the space feels. By clearing some of the clutter from the space, not only do the counters look bigger in the after shot, but the kitchen as a whole looks much more modernized. Amazing what a few “small” touches can make!

While the floors may seem outdated to some, doing a deep clean and leaning into the modern style of the cabinetry along with colour schemes of cool greys and with a soothing touch of green allows the furniture to be the focus of the room, rather than the floors, even though the deep cleaning truly made it sparkle!

Now let’s take a look at our living room here. While the space looks like a great size, with lots of potential for some natural lighting, the old furniture wasn’t doing much for the room. In fact, some of the furniture, like the TV or the rug, was actually making the space look dated.

Looking at the after photo below, there is an obvious difference. The first thing that stands out compared to the before photo is the lighting. The room is filled with this gorgeous natural light- perfect for a condo unit where people still want to feel connected to the outdoors. The updated fortuite, with much more light, cool-toned colours is refreshing and modernizes the room greatly. We went from more brownish neutral tones, with the dark furniture and brown rug, to a much more soft, naturally cool grey/beige tone. Colour can make a huge difference in modernizing a home, which is why selecting the perfect furniture is crucial!

The living room needed to have a fresh look, with more minimalist furniture. Taking away the excess, like the three lamps, gives us more space, contributing to a more open feel to the condo. This is important, as many don’t want to feel cramped in their homespace! In addition to the decluttering, adding those pops of vibrant purple to the cushions and table decor add cohesiveness to the space, with the perfect amount of flair. This proves that the space has the potential to be elevated with simple pieces, taking it from a house to a home!

Now, let’s look at the bathroom. At first glance, our eyes go to the shower first, and while the shower itself is nice, it’s what’s in it that might not be appealing to buyers. Having excess clutter in the shower or on the countertops can make a room look cramped, and can hide the exact features that should be considered selling points.

Look at that difference in the after photo! Not only does the space look much more open, but the added artwork really elevates the space, and complements the colour of the way beautifully. Where it once looked slightly greenish brown, the blue in the artwork brings out the blue undertone in the walls. The nature aspects with flowers on the counter and the walls contributes to a sense of peace and serenity that is exactly what we want from a bathroom.

In one of the rooms that seemed to be used as a makeshift office/storage space, Sandra understood that as a buyer, seeing more bedrooms in a house is always a plus. Showing an empty room or one that seems half-finished, hides the potential from buyers. By adding a simple, modern bed along with simple decor, the room is completely transformed. A little tip, having a smaller twin/single sized bed makes the room look so much more spacious!

Finally, in the master bedrooms, like with the one prior, we took a more décor-specific approach. While we obviously decluttered the space, we added elements that took this bedroom to the next level. Pillows, duvet covers and artwork were selected in order to complement the existing furniture and wall colours.

For example, brown and plum is a popular colour palette. In one bedroom where the walls were already a tan colour, plum pillows and blankets were brought in to neutralize the warm walls and add interest. The artwork elevated the room’s presentation as well, taking it from a simple square area to a homey, inviting retreat.

Let’s Talk Money

Home staging is not only a cost-effective service but also a strategic investment in enhancing the value of your home. Let’s look into the affordability aspect. The staging process typically involves expenses such as furniture rentals, artwork, and other decorative accents, along with painting and cleaning services. While these costs may seem significant initially, it’s important to recognize that staging increases the perceived value of the house. So, the extra costs incurred on staging turns into substantial returns, making it a smart financial decision for potential sellers.

You’ll get those costs back when it comes to the sale. A complete transformation with the staging and cleaning. This home attracted much attention and sold quickly; with six showings scheduled within just three days of being listed on the market, on the fourth day, we received an offer that was thousands of dollars more than the last unit sold on a floor below. This showcases the effectiveness of staging in increasing the property’s value!
